Our 90 day NON-EXCLUSIVE option is your answer. This is a non binding agreement that allows us to market your property to our pool of potential tenants/buyers to come in and take over the payments and responsibilities of maintaining the property using our terms. So it is risk free for you to market your property in tandem with us and it doesn’t cost you anything. You are still free to talk to any real estate agent, conventional buyer or investor that can do an outright purchase with you. If we find our tenant/buyer before you, then we would exercise our option and proceed with our agreement. If you find a qualified, conventional buyer before we do then we withdraw our option and you can proceed with your cash purchase. So this is exactly what it is, a NON-EXCLUSIVE option that just gives you another alternative to move your property.
By using our non exclusive option there is no pressure on you to make a quick decision without proper legal counseling or talking to a trusted adviser. We can go over how it works, why we prefer to do it properly versus quickly and cheaply. We’ll go over all the risks, pitfalls, what-if scenarios, benefits, incentives, protections, etc. Please remember we prefer to educate first before doing business with anyone. If you decide to decline our non exclusive option that is totally fine with us. We will still say YES to you down the road if you’ve exhausted all your efforts to sell your property conventionally and need a creative alternative.

Homeowners that are willing to work with us are able to get their mortgage payments paid on time every month and get their underlying loans paid off. All they have to do is wait for it and allow the devastation of the real estate market to stabilize and cure itself. We can typically get your home sold to an honest, hardworking buyer in 3-4 weeks. All we need for the homeowner to do is to keep their existing mortgage in place while one of our tenant/buyers comes in and takes over payments, interest, taxes, insurance, maintenance, management and repairs. We will then work with these buyers during the term to have them prepared for conventional financing when they are ready and able to do so.
We understand that there are more non-conventional buyers in this down market who can’t get a loan today, but can afford to take over your monthly payments and responsibilities of maintaining the home. These would be buyers who were turned down are able to put up some cash and eventually buy it outright in a few years. These are the type of non conventional buyers we can bring to the table because most real estate agents and mortgage professionals aren’t trained to qualify them.
